If your home is less than 10 years old, it's important to have your home moisture tested before the warranty from the builder runs out. Water intrusion problems can occur even if you don't see or smell any symptoms of moisture.Certified Moisture Testing will provide you with an accurate detailed report describing the location and severity of the moisture problem and related damages. The CMT experts will also help you with the steps needed to file a claim with the homes builder or his insurance company (as provided under Minnesota Statute 327A) and provide expert assistance to you along the way. Have Your Home Checked Prior to 10 YearsAfter 10 years no claims can be made against the builder for structural moisture damage. If your home checks out dry, as long as it is maintained, it should continue to be dry. If there are issues, we are there to guide you through the process. Our report is used to provide discovery for structural moisture issues that may be claimable through the builder or his insurance provider. As a homeowner, you typically have 10 years from the date of closing or the date the occupancy certificate is issued to make a claim. Discovery begins when water signs are found inside your during the inspection. You are to give written notice to the builder within 6 months of discovering there is an issue. To satisfy a claim, the builder’s party will require you to show that damage has occurred. CMT will conduct and lead the investigation to insure that all the damages are found and why the moisture intrusion happened. See CMT “All Party Investigation” services. Important Note:The builder's party will typically be doing everything they can to deny the claim. It is not uncommon for a builder to make an inspection cut close to where CMT found damage, but not where the damage would be. To prevent the claim from being denied because damage wasn’t found, spoilage of the claim, and proper assessment to the responsible party(ies), the investigation should only be done during an “All Party”. Relying only on the builder’s party to help you with the claim may not provide you with adequate results for your claim. As with any legal matter, advice with council that practices in “Construction Defect Law” is recommended. Fortunately for Minnesota homeowners faced with moisture intrusion claims, the work done by the remediating contractor will again be covered for another 10 years, as required by the same Minnesota Statute 327A.
